    1. A clean home sells for more money! It can't be emphasized enough the importance of having your home clean and tidy. The majority of purchasers will always select a clean home over one that is dirty, messy and or cluttered. Closet space should have stored items removed if you are not using them. If painting is required it should be done in neutral shades which will help the home show its best - it could mean thousands difference in the sale price of your home.     2. Timing to the seller is like location to the buyer. Timing is the condition of the real estate market at the time of the sale. Supply and demand are huge factors influencing whether it's a Seller's or a Buyer's market.     3. Price is usually the first thing on every ones mind, which is why I have decided to save it for last. After all, price can not be discussed effectively until each individuals needs are assessed and the previous factors are taken into consideration. Pricing your home properly has to be the most important factor in any successful sale. Properties improperly priced may end up in delayed or prevented sales. Your home is always in competition with other properties, so pricing your home too high will make other competitively priced homes sell. I take the time and provide a Comparative Market Analysis (like an appraisal) which looks at recent sales, your competition currently listed for sale and present market conditions. No matter the price of your property the same steps are taken to arrive at a properly priced home.
